The Boynton Beach City Commission on Tuesday night at the first of two mandatory meetings approved the Riverwalk Plaza project, a plan to build a 10-story waterfront residential apartment building at Federal Highway and Woolbright Road.

Plaza owner Isram Realty wants to tear down the vacant Winn-Dixie that once anchored the plaza and build a 10-story waterfront residential building of 326 apartments. Isram also wants to renovate the building that houses Walgreens and Jo-Ann Fabrics, build a commercial building fronting Federal Highway, demolish the building that houses restaurants such as Primo Hoagies, Josie’s and Rice Fine Thai restaurants, and renovate the Wendy’s out-parcel.

Isram plans the living space of the residential building to reach 95 feet, a parapet to bring that up to 100 feet and an architectural feature to bring that to 105 feet, but not across the entire building.

To build, Isram needs the commission to rezone the land, amend the land use, and approve a height exception of 5 additional feet, a deviation from the accepted build-to-line and a major site plan modification. The first two require two votes from the commission, with the first to happen today. The second votes for the two, and the votes for the latter requests are Jan. 17.

Here’s how the commission voted Tuesday night:

Rezone the land- Yes: Vice Mayor Mack McCray, Commissioner Justin Katz and Commissioner Joe Casello. No: Mayor Steven Grant and Commissioner Christina Romelus.

Amend the land use- Yes: Vice Mayor Mack McCray, Commissioner Justin Katz and Commissioner Joe Casello. No: Mayor Steven Grant and Commissioner Christina Romelus.
